STANDARD SPECIFICATIONS
BEAMS AND
JOISTS:
Our manufactured laminated beam or one-piece microlam beam is
the most technically advanced support system on the market today.
Mocrolamination provides for one-piece thickness, depth and length
to allow for zero deflection in extended lengths, and thus eliminates
the use of dimension lumber in the joist system. When combined
with the TGI silent floor system, it enables us to move 64-foot
long sections, with minimal, if any drywall breaks.
FLOORS:
Sun Brand engineering for the business end of your floor, provides
for continuously glued ¾" tongue and groove industrial
oriented strand board (O.S.B.), glued and mechanically fastened
at 4" - 6" intervals. Thus, when combined with our beam,
the floor system provides a floor that is guaranteed to be the
most perfect bounce and squeak free floor available anywhere.
One-quarter inch proboard underlayment panels are glued &
stapled to complete the areas where linoleum is used.
WALLS:
Exterior walls are 2x6 construction grade spruce, spaced 16 inches
"on center" (O.C.) and sheathed with 3/8" glued
exterior sheathing (OSB board). Partition interior walls are 2"
x 4", with 16 inch O.C.. All studs throughout your new home
are fingerjoint studs, to reduce warping and shrinkage.
All exterior sheathing is glued and nailed to exterior framing
including the laminated beam floor system. This direct connection
of wall to floor is a key feature that eliminates stress movement
both during the moving process and any surprises that Mother Nature
throws at your home.
ROOF SYSTEM:
Manufactured trusses engineered for specific widths and are secured
to the wall structure with hurricane clips. Roof sheathing is
7/16" OSB covered by 25-year Manufacturers Warranty asphalt
base shingles. Sun Brand uses a 4/12, as a standard roof pitch.
Other roof pitches and roof coverings are available as options.

WINDOWS:
Sun Brand Homes uses premium quality, low E, argon
filled double thermopane sealed P.V.C. awning or crank style windows,
complete with 1/2 inch air space, polyvinyl thermobreak and screens.
These windows are custom made and are amongst the highest standard
quality units available on the market today.
DOORS:
We secure each new home with energy efficient exterior 24 gauge
steel clad entry doors with a polyurethane core, weather stripping,
and a raised thermal break to help prevent water and air infiltration.
Our exterior doors have an R-value exceeding 14, compared to an
R-value of only 2 on a regular wood door. All front doors are
3'0" x 6'8" with decorator style glass. All side and
rear doors are 2'8" x 6'8" with standard design. Other
options are available upon request.
SIDING:
Designer vinyl siding, complete with a manufacturers' transferable
limited lifetime warranty is a Sun Brand standard. Can-Excel hardboard
is also available as an option. Your exterior walls are first
wrapped in Dupont Tyveck to add to your home's insulation qualities.

EAVES:
Prefinished, vented aluminum soffits, and aluminum facia, in a
variety of colors, provide finished, full-size 24-inch eaves.
Eaves troughs and downspouts are NOT included in the base price.
ELECTRICAL:
Complete electrical installations provided in your home, are designed
to meet the requirements of Provincial, Municipal, and Montana
State Electrical codes. Standard 110/220 volt, 60 cycle single
phase wiring, provides a minimum of 100 amps and will assure the
safe operation of all appliances and equipment. Cable TV outlets
are provided in the living room and master bedroom. Telephone
outlets are installed in the kitchen and master bedroom. All exterior
plugins are ground fault interrupted, with the exception of those
in the eaves, which can have GFI as an option. Your Home can also
be pre-wired for computers and security systems as an option.
In fact, we encourage our proud new home owners to do a "walk
through" with the electrician at the time of wiring, to insure
that your optional needs are provided for.
LIGHT
FIXTURES:
A generous allowance for lighting fixtures, of your choice, is
included.
PLUMBING:
Plumbing fixtures and installation in your home will exceed National,
Provincial, and Montana State Building Codes. American Standard,
Crane or comparable fixtures are provided, complete with drainage
and water piping terminating at the floor joist level. (See: Foundations,
Etc.)
INSULATION:
We use 6" R20 batt type insulation for all exterior walls
and R40 ceiling insulation, complete with required polyethylene
vapor barrier. (See: Thermal Energy section below for more extensive
detail)
Thermal
Energy Blanket ®
Generally accepted standard construction features allow for roughly
framed doors and windows with fiberglass insulation poked into
the surrounding area to seal off air infiltration. Recorded tests
by most Research Councils have found that the heat loss caused
by poorly fitted doors and windows on an average 3 bedroom home,
would be equivalent to having a one square foot hole (144 sq.
in.) punched through your living room wall. You can imagine the
difference in your heating costs, if that single energy escape
route was eliminated. Test results indicate savings upwards of
60%. Critical insulating features are easy to install during the
construction stage, but costly, or impossible at a later date.
Sun Brand Homes strive for perfection in all the homes they build
and particularly so in the application of our Thermal Energy
Systems ®. Our custom systems were developed with
an eye to the future, when we felt that energy costs would double
or triple. While we would prefer that our forecasts had not come
true, we are pleased to know that we have lessened that blow,
by delivering energy efficient homes to our valued customers.
The
Full Sun Brand Thermal Energy® Package:
Allows for the use of "Double Sealed" casement and awning
crank-style windows. These precision manufactured, energy conscious
windows and patio doors are a combination of maintenance-free
beauty, matched with ease of operation. Year after year of no
rot, warp, or twisting - no paint peel or scratching. All windows
and patio doors are fitted with a continuous weather stripping,
much like a refrigerator door, to stop air infiltration and to
cut drafts. The "Double Sealed" glass units set in squiggle,
are specially treated & filled with argon gas to meet "Low
E" high performance standards.
House wrap
and vapor barriers are also extremely important in the prevention
of air infiltration and heat loss. Tests conducted by the Texas
Energy and National Resources council, also by the Saskatchewan
Research Council, concluded that the five energy savings fronts
that must be addressed in order to achieve energy efficiency,
in their relative order of importance are:

The Sun
Brand Thermal Energy Package ® provides for the use
of Dupont Tyvek. This lightweight wrap is made of high-density
woven polyethylene fibers that wrap the exterior of your home
between the siding and the cold side of the insulation. Because
it wraps the exterior, openings in the wrap are minimized, resulting
in two things happening: firstly, wind driven air infiltration
is virtually eliminated, preventing heat loss of approximately
33% (a savings for our customers), and secondly, Dupont Tyvek
is microperforated, which makes it permeable, allowing moisture
to pass through, thereby preventing in-wall condensation.
The Vapor
Barrier:
Is a solid sheet of polyethylene placed on the warm side of the
insulation. It acts as an air infiltration barrier as well, but
more importantly, it also prevents moisture from entering into
the insulation from the inside where moisture-laden air is generated.
The Thermal Energy Blanket ® Package uses a
6-mil polyethylene vapor barrier. Electric plug and switch boxes
are cut and poly pans pulled through to the inside, then caulked
and taped. Sprayfoam polyurethane seals the wire openings to prevent
air infiltration under even the worst storm conditions.
Wall Gaskets:
Pliable Butyl wall gaskets are installed between the perimeter
of the foundation wall and the bottom of the outside floor beam,
leaving zero room for air infiltration at these points.
Polyurethane
Seals:
The Sun Brand Thermal Energy Systems ® seal
all openings around the windows, doors, electrical and plumbing
outlets, as well as all duct and vent outlets that penetrate your
inside wall, with spray-applied expandable polyurethane. Uerthane,
in it's expanded form, has a 97% closed air structure and unbeatable
insulating qualities, thereby closing off your potential "hole
in the wall" forever.
Thermalcore
Wall Systems ®:
Sun Brand's registered wall systems are solid core, insulated,
stressed-skin wall panels, made to predetermined thickness and
manufactured in sections 8 or 9 feet high and up to 24 feet in
length. Due to the nature of the system, insulated stressed-skin
panels have an effective insulating value, twice that of a conventional
insulated wall of equal thickness.
No other
Western Modular Manufacturer will provide you with insulating
qualities that even come close to Sun Brand's registered systems.
When considering energy efficiency, remember that you are investing
today's dollars to reduce fuel costs not only today, but into
the future as well, when they keep threatening that fuel costs
could be two or three times as high.

DRYWALL:
The ½" drywall used throughout the entire home, is
glued and then screwed to the walls. We include textured ceilings
throughout, with the exception of the bathrooms. All outside corners
are "rounded corners" where possible.
INTERIOR PAINTING:
Two coats of paint, over a primer, in a neutral tone are applied
to enhance your interior. Paint grade - hand finished Colonist
designer doors and bi-folds are set in hand finished lacquered
oak jambs, complete with matching solid oak baseboards.
CABINETS
AND VANITIES:
Distinctively designed cabinets and vanities are provided in your
choice of custom oak or prefinished European style. The number
of cabinets in your home, as reflected in our base price, is determined
by the square footage of your personal home.
CARPETS:
Standard floor covering provisions allow for beautiful carpeting,
in the living room, halls and bedrooms. The balance of your new
home comes in your choice of No Wax Vinyl Cushion Floor. Many
options are available, including hardwood flooring. We offer an
excellent quality carpet, with many colors to choose from, which
is installed over 7.5-pound underlay. Special grades are available
for commercial projects.
OPTIONS:
Many extras are available at a competitive additional charge.
These options include: stone or brick facings (both internal &
external), custom tongue and groove woodwork for feature walls,
cathedral ceilings or sloped open beamed ceilings, bow or bay
windows, roof coverings and pitches, additional roof gables, appliances,
patio doors, shutters, sunshine kitchen skylight, garbage disposal
unit, kitchen sink spray, bidets, china cabinets, wood burning
stove or fireplace, or a split level front entry. Talk to us about
these and many other available options that will give your home
an individual custom design.
DELIVERY:
All new homes are delivered by qualified professional house moving
experts. Costs to move your house will depend on the area your
home will be deliveredto and the complexity of the installation.
All prices will be quoted.
SITE FINISHING:
Our own service site service crews complete the finishing to your
home above the basement, at no additional charge. The purchaser
is required to complete the related site responsibilities to minimize
trips needed for completion by our service crew.
FOUNDATIONS,
ETC.:
Our base price does not include the garage, foundation, footings,
draining for your foundation, water proof sealing on external
foundation walls, furnace, center beam, basement stairs, and services
(utilities) or connection of these services. The contracting out
of these jobs is the responsibility of the customer to arrange.
FINAL
CLEANING:
Each new home is cleaned prior to occupancy. The cleaning is a
construction clean only, not a regular house clean.
WARRANTY:
Sun Brand Homes, provides a one-year warranty, which includes
workmanship or defective materials. A five-year "New Home
Warranty" is provided by Sun Brand Homes Corporation, covering
structural defects. These do not include minor repairs, which
are considered normal maintenance.
CODES:
For Canadian homebuyers, all homes are built to exceed National
building codes and comply with CMHC (Canada Mortgage & Housing
Corporation) requirements. All homes qualify for CMHC, NHA (National
Homeowners Association) and are CSA (Canadian Standards Association)
certified. For our Montana homebuyers, please note that all our
homes comply to the State of Montana Building Codes and the CSA
& NHA certifications apply to the U.S. as well.
